About the Site

The site is located to the north of Gills Lane, between existing areas of housing, in Pensby. It is situated in a sustainable location, less than 500 metres from local shops, facilities and services around Pensby Road.

This site has been selected as it meets the Government's grey belt planning requirements. It also enables the provision of a range of well-connected new homes that integrate into Pensby's existing landscape and townscape.

What We Are Proposing

01

A Diverse Housing Mix

We are proposing 92 total dwellings with a mix designed to cater to all stages of life — including 1 & 2-bed flats (max 2.5 storeys), 2-bed houses, 3-bed houses and 4-bed houses. This ensures a wide range for people renting, first-time buyers, growing and established families, single people, smaller households, retired people and workers.

02

Economic Future-Proofing

We are committed to the provision of sensitively-designed, high quality sustainable homes. All homes will be low-carbon, energy-efficient and designed for long-term value. The construction phase will provide local employment, boost the local economy and ensure a skilled workforce for years to come.

Greenery, Space & Biodiversity

Sustainability and quality lies at the heart of our proposals. We will transform private land into a green and spacious new community, including safe and high-quality space for children to play and to connect with nature and new habitats. The development will achieve Biodiversity Net Gain — enhancing local biodiversity.

04

Access, Transport & Connectivity

The site’s highly sustainable location enables the prioritisation of active travel — promoting safe pedestrian access to local services and public transport — helping to ensure that the development provides for strong local connections, supports the wider community’s needs and encourages active lifestyles.
